Polyurethane vs MS Sealant: A Technical Selection Guide for Building Applications

Choosing between PU construction sealant and elasto fix MS polymer is one of the most common specification dilemmas in construction. The right answer depends less on which product is "better" and more on where and how it will be used.

Core Performance Differences

Polyurethane polymer sealant excels where structural strength and high movement accommodation are required. Its elongation above 500% makes best caulk for concrete expansion joints and heavy construction. However, PU sealant application cures more slowly and has weaker UV stability; without protective coating, exposed surfaces may develop inhomogeneous cracking over time. Hybrid mastic, by contrast, combine the paintability and adhesion of PU with the UV resistance of silicone. They are isocyanate-free, solvent-free, and do not suffer from plasticizer migration or hydrolysis-induced degradation.

Scenario-Based Selection

  1. Caulk between concrete slabs and intumescent expansion joint seal. Specify low-modulus PU. The ±25% movement capability and high elongation absorb thermal expansion and structural movement in concrete slabs, basement walls, and precast panel joints.
  2. Hybrid glass sealant, MS no drill glue. Specify MS mastic. Fast curing enables quicker weather-sealing, and excellent UV stability eliminates the yellowing and chalking common with PU in exposed locations. MS polymer 5 adhesive bonds to aluminum, PVC, wood, and steel frames without primers.
  3. Curtain wall structural bonding. Specify high-modulus PU or equivalent structural-grade systems. Where load-bearing capability and tensile strength are critical, PU's higher modulus (up to 4.0 MPa) provides the structural integrity required.

Standards and Compliance

Both chemistries can meet ISO 11600 Class 25LM or 25HM depending on formulation. Low-modulus grades (≤0.4 N/mm²) suit high-movement joints; high-modulus grades (>0.4 N/mm²) suit structural applications. Under China's GB 30981.1-2025, MS polymer adhesive sealant holds a compliance advantage due to their inherently low VOC and absence of isocyanates.

Cost Perspective

PU generally offers lower unit cost for large-volume concrete caulking applications. MS polymer glue commands a premium justified by faster application, reduced surface preparation, and longer service life in exposed conditions.

The selection principle is straightforward: match the sealant's mechanical profile to the movement joint mastic demands, and match its environmental resistance to the exposure conditions. PU for load and movement; MS for speed, aesthetics, and UV exposure.
